Article 1

Definitions

1.1

Agent — Rental Agent operating under the name Correa Suriname, based at Argonstraat 13, Paramaribo, Suriname. Authorized by the property owner to manage the rental process.

1.2

Owner — the rightful owner of the property who makes it available for rent and has authorized the agent.

1.3

Property — the accommodation (house, apartment, or other) made available for rent by the owner, including all associated facilities, if applicable.

1.4

Short Stay — rental category in which the rental period is less than three months.

1.5

Tenant — the person who rents the property for a specified period. Only individuals registered with the agent are authorized to stay in the property.

1.6

Reservation/Booking — the process in which a (potential) tenant expresses interest in renting a property. A reservation is only final once the non-refundable deposit has been received by the agent.

1.7

Deposit — amount paid by the tenant to finalize the reservation. Non-refundable; deducted from the total rental amount.

1.8

Cancellation — termination of a previously booked property. Possible up to 14 days before the start date. The deposit is non-refundable.

1.9

Booking Agreement — the formal agreement between tenant and agent, effective once the booking is finalized.

1.10

Rental Period — the number of consecutive days during which the tenant rents the property.

1.11

Start Date — the day the rental period begins and check-in date. Check-in is possible from 3:00 PM (15:00).

1.12

End Date — the final day of the rental period and check-out date. Check-out must be completed by 11:00 AM at the latest.

1.13

Rent — the amount the tenant pays in exchange for use of the property as agreed upon in the booking.

1.14

Security Deposit — amount paid by the tenant before the rental period as assurance. Refunded at the end of the rental period, less any deductions.

1.15

Administration Fee — one-time fee for handling the reservation through check-out process.

1.16

Cleaning Fee — one-time fee for cleaning the property.

1.17

Property Manager — appointed by the agent as the tenant's primary point of contact. The owner may also take on this role personally (Owner Property Management).

1.18

Property Inspection Report — overview of the current condition and furnishings of the property. Reviewed during check-in and check-out.

1.19

Property Inventory List — record of the property's furnishings at the time of rental. Reviewed during check-in and check-out.

Article 2

Applicability & Law

2.1

These General Terms and Conditions apply to all agreements, activities, and services related to the rental of the property for the agreed rental period.

2.2

Surinamese law applies. The Court of Paramaribo, Canton Section has exclusive jurisdiction over any disputes arising from this agreement.

2.3

If either party fails to fulfill the agreed obligations, that party is legally considered to be in default.

Article 3

Data Protection

3.1

By making a reservation, the tenant grants permission to the agent and (if applicable) the property manager to store and process their personal data.

Article 4

Contact, Requests & Complaints

4.1

Tenant must submit requests, complaints, and notices in writing via email to info@correasuriname.nl. In urgent cases, verbal or phone contact is permitted, followed by written confirmation as soon as possible.

4.2

Agent may impose conditions on specific permissions, approvals, or statements.

4.3

When a property manager is appointed, the tenant will direct all matters related to the booking agreement through the property manager.

Article 5

Reservation & Deposit

5.1

By booking via www.correasuriname.nl, the tenant automatically agrees to these General Terms and Conditions.

5.2

A reservation is only final once the deposit of €200 has been received in the agent's account.

5.3

The deposit will be deducted from the total rent.

5.4

The deposit is non-refundable, unless otherwise agreed.

Article 6

Cancellation & Refund

6.1

A booking may be cancelled up to 14 days before the start of the rental period.

6.2

Only written cancellations via email to info@correasuriname.nl will be accepted.

6.3

Rent, security deposit, cleaning fee, and administration fee already paid will be refunded if the cancellation meets the conditions of Article 6.1.

6.4

The €200 deposit is non-refundable, unless otherwise agreed.

6.5

Cancellations made after 14 days before the rental start date will not be eligible for a refund.

6.6

While not mandatory, we strongly encourage tenants to consider Travel and Cancellation Insurance.

Article 7

Rent & Additional Costs

7.1

Full payment of rent, security deposit, administration fee, and cleaning fee must be received in the agent's account no later than 14 days before the start of the rental period.

7.2

The rental price is listed for each property on the website and booking platforms.

7.3

The €200 deposit will be deducted from the total rent.

7.4

Tenant pays a €300 security deposit, refunded at the end of the rental period after any deductions.

7.5

Tenant pays €40 in administration fees.

7.6

Tenant pays €40 in cleaning fees.

7.7

Water and gas consumption costs are included in the rent.

7.8

If a property has a standard electricity usage limit, this is stated on the website. Excess usage will be deducted from the deposit at the end of the rental period.

Article 8

Security Deposit & Deductions

8.1

The security deposit will be refunded within one week after the end of the rental period, less any outstanding costs.

8.2

Excess electricity usage costs — based on prevailing utility rates — will be deducted from the deposit.

8.3

Damage repair costs will be deducted from the deposit. If costs exceed the deposit, the agent will issue a separate invoice for the remainder.

8.4

If additional cleaning is required due to the tenant's failure to leave the property clean, the extra cleaning costs will be deducted from the deposit.

8.5

Any additional costs resulting from non-compliance with the agreed terms will also be deducted from the deposit.

Article 9

Property Conditions & Check-in/Check-out

9.1

At the start of the rental period, the property is handed over to the tenant in good condition and free of defects.

9.2

The condition of the property at the start is documented in the Property Inspection Report, reviewed at check-in.

9.3

The completeness of the property's inventory is listed in the Property Inventory List, reviewed with the tenant at check-in.

9.4

Unless otherwise agreed in writing, the tenant must return the property in the same good condition as received at check-in, accounting for normal wear and tear.

9.5

At the end of the rental period, the tenant must vacate the property completely, leave it properly cleaned, and return all keys to the agent.

9.6

Agent will inspect the property at check-out. Any damage found will be charged to the tenant and deducted from the security deposit.

9.7

Items left behind upon departure are considered abandoned. The agent may remove them without liability at the tenant's expense, with no obligation to store them. Items in storage may only be reclaimed upon full payment of any outstanding amounts.

Article 10

Property Use & Proper Conduct

10.1

Only registered tenants are authorized to reside in the property and must use it responsibly in accordance with its intended purpose and applicable regulations.

10.2

Allowing unauthorized persons to stay in the property will result in immediate termination of the booking agreement without refund of deposit and/or rent.

10.3

Tenant must behave responsibly, maintain the property as a good tenant would, and follow both verbal and written instructions from the agent.

10.4

If the property has an individual hot water system or hydrophore, the tenant must use it properly.

10.5

If the property includes a yard, it may not be used for storage or parking beyond the designated carport capacity. Vegetation must be treated with care.

10.6

The tenant may not install, alter, or remove fences, sheds, or other structures without the agent's prior written approval.

10.7

Tenant must not cause nuisance or disturbance to neighbors or other occupants of the building or complex.

Article 11

Prohibited & Required Conduct

11.1

The tenant is not permitted, in or around the property, to:

  • place or allow the placement of advertisements in any form;
  • make alterations or hang or attach items to the property;
  • install or have installed a mechanical extractor hood or other equipment connected to a ventilation duct;
  • light a fire;
  • discharge combustion gases through means other than designated flues or ventilation channels;
  • keep animals (unless written permission is granted by the agent);
  • smoke inside the property;
  • host parties (unless written permission is granted by the agent).
11.2

Any permission granted by the agent is always one-time only and applies exclusively to that specific request.

11.3

Damage resulting from non-compliance with Article 11.1 will be fully charged to the tenant and may result in immediate termination of the booking agreement without refund.

11.4

The tenant is strictly prohibited from cultivating hemp or similar plants, possessing or dealing narcotics, or engaging in any other activity involving narcotics in or around the property.

11.5

Violation of Article 11.4 will result in immediate termination of the booking agreement without refund of deposit and/or rent.

Article 12

Granting Property Access

12.1

The tenant agrees to allow any changes or improvements to the property required by governmental authorities.

12.2

The tenant shall grant access for necessary maintenance, repairs, or other work, and tolerate any related inconvenience without claiming compensation or termination of the agreement. The agent will consult the tenant in advance regarding timing.

12.3

Agent and appointed persons may enter the property on working days between 08:00 and 17:30, after consulting the tenant. In emergencies, entry is permitted without prior notice and outside specified hours.

Article 13

Damage Liability & Reporting Duty

13.1

Only registered tenants are authorized to use the property. The tenant is fully liable for any damage resulting from violations of this agreement.

13.2

All adult (18+) registered tenants are jointly and severally liable to the agent for all obligations arising from the booking agreement.

13.3

The tenant is liable for damage to the property resulting from their failure to fulfill agreed obligations during the rental period.

13.4

Agent is not liable for damage or loss of enjoyment due to visible or hidden defects, unless attributable to the agent or caused by a defect already present at the start of the rental period that the agent knew or should have known about.

13.5

Agent is not liable for personal or property damage caused by storms, frost, extreme heat, lightning, heavy rainfall, flooding, natural disasters, nuclear reactions, armed conflicts, civil unrest, or other calamities.

13.6

Tenant is obligated to immediately notify the agent in writing via info@correasuriname.nl of any damage or risk of damage to the property.

13.7

In cases of immediate damage or risk of damage spreading, the tenant must report it to the agent immediately and take appropriate measures to prevent or limit further damage.

13.8

If the property is part of a multi-unit building or complex, these terms also apply to common areas and adjacent spaces.

13.9

While not mandatory, we strongly advise tenants to consider obtaining liability insurance.

Article 14

Default & Penalty

14.1

If either party fails to fulfill any obligation and the other party is required to take legal or extrajudicial measures, all resulting costs shall be borne by the defaulting party.

14.2

In the event of late payment, extrajudicial collection costs are set at a minimum of 25% of the outstanding amount, with a minimum of €125.

14.3

The right to claim collection costs arises only after the defaulting party has been given written notice with a reasonable deadline for compliance.

14.4

Tenant owes the agent an immediately payable penalty of €50 per calendar day for each obligation that is not fulfilled or violated, without prejudice to the agent's right to claim additional damages.
